United Arab Emirates

The UAE is the GCC’s most mature data centre market. G42, Khazna, and major hyperscale capacity commitments from Microsoft, Google, and AWS have established the Emirates as a destination of global significance. Power availability is now the primary constraint — making power origination the defining differentiator for developers with sovereign utility relationships.

Saudi Arabia

Saudi Arabia represents the region’s highest-growth hyperscale opportunity. Vision 2030, NEOM, and SDAIA have positioned the Kingdom as a tier-one data centre destination. Local incentives and large-scale industrial land availability make KSA a compelling environment for developers with sovereign partnership capability.

AI Infrastructure Demand

Power Strategy

DSG secures formal grid allocation commitments directly with local stakeholders ahead of any capital deployment. Access to 50–200MW+ is the defining constraint in GCC development, utility relationships are DSG’s structural advantage.

Capital Structuring

Each development is structured through an SPV or JV, purposebuilt to institutional standards. Capital structures unite sovereign co-investment and institutional equity under a shared governance and reporting framework.

Pre-Committed Revenue

Hyperscale pre-lease agreements and LOIs from cloud and AI operators are secured before significant capital is committed, enabling efficient debt financing and providing the income
visibility required for institutional structuring.

Design & Delivery

DSG manages full design from concept through EPC procurement, supported by ISG Middle East and Jones MEP. Facilities meet hyperscale specifications and Uptime Institute Tier III standards, commissioned to IEC requirements with full ATP and Integrated Systems Testing.

Institutional Exit

DSG stabilises each facility post-commissioning, confirming contracted income before disposition. Exit structures — designed from inception, include direct SWF or fund sales, sale and leaseback, recapitalisation, and refinancing, delivering riskadjusted returns for all capital partners.
